On May 3, 2021, the Denver City Council passed a new ordinance requiring a residential rental property license for any person to offer, provide, or operate a residential rental property in the City and County of Denver. A residential rental property is any building, structure, or accessory dwelling unit that is rented or offered for rent as a residence for 30 days or more at a time.

This was my first time having a property inspected due to new regulations in Denver. Tom was so knowledgable about the new regulations and what I needed at what date to be able to rent out the unit.
He was prompt and efficient with fair pricing and gave me all the information I needed.

Fellow Landlords - looking for a great inspector to meet Denver's new residential rental licensing requirement?  Look no further!  I hired Tom to inspect 4 investment properties, and I couldn't have asked for a better experience.  Up until the inspection, Tom was extremely helpful over several phone calls and emails, explaining the inspection checklist and discussing some of the nuances and ambiguities of some of the specific requirements.  He was able to inspect all properties on the same day, which made it very convenient.  He noted a deficiency at the first property inspected, we corrected it by the time he was finished with the last property, and he immediately returned back to finish the re-inspection.  Once finished, Tom gave us all the required paperwork, and helpful tips on how to submit a successful application for the rental license.  Very knowledgeable, very helpful, and very easy to work with.  Highly, highly recommended!!

    The inspection process should take approximately 45 minutes per unit. The multi-unit inspection process might take more time due to the inspection of indoor common areas, outdoor trash areas, boiler rooms and shared Mechanical Rooms.
